Let’s say a house needs a new roof, paint job, kitchen update and new flooring; the cost of these combined repairs is the COR.

To continue the example from above, let’s say the house needs a new roof, a paint job, a kitchen update, and new flooring to be brought to its full ARV. Combined, these repairs will cost $40,000, so this is the property’s COR.

Selling Cost (SC)

After we renovate the house, our team lists it with an agent to sell, and these fees make up the property’s SC. To list a property, we have to pay realtor fees, closing costs, taxes, holding costs, etc. These are all the fees you do NOT have to pay if you sell your house directly to us. Our Selling Cost is 20% of the ARV.

In our example, the ARV is $200,000, so the SC would be $40,000.
